ASSUMPTIONS, NOTES AND EXCLUSIONS 

The following services are expressively excluded from the scope of this contract and can only be performed at additional charges:

  1. AC duct & coil cleaning.  
  2. Repairs and/or replacement of electronic items or home appliances.  
  3. Internal water leakage, e.g., under the bathtub, WC, inside the wall, ceiling, under the interlock & garden areas.  
  4. Changing of any insulation material to ductwork chilled water pipelines.  
  5. Picture hanging and decoration jobs.  
  6. Full wall, ceiling, skirting painting  
  7. Decorative paint and wallpaper work.  
  8. Carpet installation.  
  9. Installation or replacement of decorative and chandelier lighting system.  
  10. Replacement of broken windows, window glasses, doors, door glasses.  
  11. Any modification or alteration to the existing systems.  
  12. Excludes high access equipment to carry out PPM and callouts except sky collections units. 
  13. All spares will be charged as a cost.  
  14. Excludes the cost of parts/material replacement, these will be charged separately at the time of installation.  
  15. Full or Partial Asset replacement will be charged separately.  
  16. Excludes Duct Cleaning / Coil Cleaning / Changing of coils.  
  17. Excludes replacement of water heater.  
  18. Excludes Home automation and re-wiring will be charged separately.  
  19. Any service which is not listed in our scope of work.  
  20. Owner/tenant will have the flexibility to either choose the appointed service provider/contractor/vendor for the reactive callout services or can contact Emaar Hospitality Facilities Management to execute the job under MRW (Minor Repair/ Renovation Works – Chargeable). 
  21. Power, water, drainage, and telephone services (being the responsibility of the relevant local authority) 
  22. Major consequential civil damage rectification and waterproofing works are excluded from our scope. 
  23. Any rectification or modification to correct design/ construction/ erection/ commissioning faults is excluded from our scope.
  24. Damages due to vandalism/act of natures are excluded. 
  25. Repairs and /or replacement of electronic items or home appliances are not part of the scope.
  26. Internal water leakage in locations with no immediate access, e.g. under the bathtub/WC, inside the wall or ceiling, or under the interlock not part of the scope. 
  27. Janitorial cleaning, carpet cleaning, and carpet shampooing are not part of the scope. 
  28. Any works related to solar water heaters not part of the scope. 
  29. Any issues arising from assets that have completed its life span / beyond repairs will not be covered. 
  30. Automatic garage doors/ gates / Gate barriers are not part of the scope. 
  31. Any works related to Gas not part of the scope. 

PAYMENTS 

Payment for an annual contract will be made in 100% advance through debit or credit card, bank transfer, or cheque. 

CANCELLATION POLICY 

Where the customer requests to cancel the contract, Farnek H&G will refund 80% of the paid value of the remaining period and service of the existing contract.  

WARRANTIES AND GUARANTEES

Farnek H&G will provide the same warranty to the customer that is received from the supplier. It should be noted that warranty periods vary from no warranty (typically for spare parts) to a one-year warranty for complete units, e.g. a full AC unit. Where an item is faulty within one month of fitting, H&G would request a replacement part from the supplier.

H&G RESPONSIBILITIES IN THE CUSTOMER’S PROPERTY

Prior to works, Farnek H&G guarantees to ensure that the appropriate coverings are put in place in order to protect any furniture, equipment, and flooring, Post-works, Farnek H&G guarantees to leave the work area in a clean and presentable condition.

REQUIREMENTS FROM CLIENTS 

  • Any access permit/gate passes and any type of permissions required to carry out work at the property shall be arranged by the customer.
  • Water and electricity required for the works at site to be provided by the customer.
