Reactive Maintenance Service – MEP Call-outs
12 call-outs per contractual year - Electrical installation and distribution – excluding kitchen and laundry appliances
- Water supply, sanitary plumbing, and drainage services – excluding water heater
- Air conditioning and associated equipment services – excluding AC duct cleaning

Preventive Maintenance Service - MEP
1 time per year
- Servicing and maintenance of the air conditioning System
- Inspecting and lubrication of fan coil, fan motors and fan blades
- Inspecting and cleaning of AC filters
- Actuator functional testing
- Chilled water flow and temp at the supply and return
- Monitoring system for correct line and load volts/amps
- Inspecting and cleaning thermostats
- Check any abnormal noise or vibration during FCU running condition
- Check and clean electrical components related to AC units
- Top up of refrigerant gas where required (gas will be charged separately)
- Belt replacement, lubrication, and cleaning of drain lines
- Inspection and servicing of electrical system
- Distribution Board
- Electrical sockets
- Extract System
- Inspect all electrical equipment’s, etc
- Inspection and servicing of plumbing system
- Clean the shower head, hand spray filters, water tap filters, WC flush tanks
- Inspect water leaks
- Inspect sanitaryware
- Inspect waste drains
- Inspect all the drains for any blockage and clear the blockage, etc

2 times per year - on Request (Up to a Max of 2 Hrs only) -
